What Loudoun County sellers
should know

  • Senior tax relief is prorated when you sell

Loudoun's Commissioner of the Revenue runs a real estate tax exemption for owners who are 65 or older or permanently and totally disabled, with income and net worth limits set each year. If the home is sold, changes hands or stops being the primary residence, the exemption is prorated by month. The county asks owners to report a change in ownership or occupancy right away, which matters for a family selling a parent's home too.

  • Loudoun maps a Minor Floodplain beyond FEMA's

The county's Floodplain Overlay District has two parts: the Major Floodplain, which follows FEMA's Special Flood Hazard Area, and a Minor Floodplain that reaches further upstream along smaller streams. If any part of a house's footprint is in the floodplain and the buyer's mortgage comes from a federally insured lender, flood insurance is required. The Floodplain Help Line at 703-777-0220 can tell you where your lot stands before you list.

  • Some parcels carry special district taxes

On top of the county rate, some Loudoun properties pay a special district levy, such as $0.20 per $100 in the Dulles Rail Service Districts or $0.105 in the Route 28 Highway Improvement district. Homes inside incorporated towns can owe town taxes as well. Buyers compare total bills, so know which of these appear on yours.

Loudoun County's 2026 real estate tax rate is $0.805 per $100 of assessed value, and some areas add special district rates or town taxes.
