What Fairfax County sellers
should know
-
Look up your flood risk with the county tool
Fairfax County calls flooding one of its most common hazards. Its Flood Risk Awareness Tool shows floodplains, FEMA flood hazard areas, possible sump conditions and overland relief paths for a property, and several neighborhoods along the tidal Potomac River face tidal or coastal flooding. Property in a FEMA Special Flood Hazard Area falls under mandatory flood insurance purchase rules, which buyers using a mortgage will ask about.
-
Deferred county taxes come due when you sell
The Department of Tax Administration offers relief and a separate deferral for owners 65 or older or permanently and totally disabled. Deferred real estate taxes have to be paid when the home is sold, after a nonqualified transfer, or by the estate within a year of the last qualified owner's death. If you or a parent used deferral, call the tax relief office at 703-222-8234 to get the payoff figure before closing.

Fort Belvoir shapes local demand
The county says Fort Belvoir is its largest employer and that more than 45,000 active-duty military and selected reserve members live here. Military moves follow orders, so some of your buyers may be on a fixed reporting date, and some sellers are leaving on one.

Frequently asked questions
How fast can you close in Fairfax County?
When a cash sale is the right fit, we can close in as little as 7 days, or on the date you choose. Listing with an agent usually takes longer: Fairfax County homes have recently sold in about 38 days, plus time to close.
What is the property tax in Fairfax County?
Fairfax County's 2026 real estate base rate is $1.12 per $100 of assessed value, and some areas add special district rates or service charges shown on the assessment notice. If you're 65 or older or permanently and totally disabled, ask the county about tax relief or deferral. Deferred taxes must be paid when the home is sold.
Do you buy homes in areas that flood?
We'll look at any Fairfax County home, including one near a floodplain or along the tidal Potomac. The county calls flooding one of its most common hazards, and its Flood Risk Awareness Tool shows how floodplains and drainage may affect a property. Tell us what you know and we'll show you both options.
