    DC places its deed transfer tax on the seller: 1.1% of the price when the deed is recorded, plus 0.35% more on residential sales of $400,000 or above. Build this into your net proceeds estimate, and ask a tax professional or your settlement company how it applies to your sale.

  • Tell tenants about an offer under TOPA

    Most single-family homes have been exempt from DC's Tenant Opportunity to Purchase Act since July 3, 2018, unless an elderly or disabled tenant lives there. Even an exempt owner must notify tenants within three calendar days of receiving an offer of sale, so a rented home needs extra steps before closing.

    The Homestead Deduction cut a home's taxable value by $91,950 for tax year 2026. If the home stops qualifying, for example because you no longer live there, the Office of Tax and Revenue expects a cancellation request within 30 days, or it may bill back taxes with interest and penalties.
