An $890 exemption may be available for owner-occupied homes, and state charges are separate. Who pays what is set by your contract, so ask your settlement company for the figures early.

  • Historic sites need a permit for outside changes

    If your home is on the county's Master Plan for Historic Preservation, on its own or inside a historic district, exterior work needs a Historic Area Work Permit approved by the Historic Preservation Commission. That covers things sellers often do before listing, like replacing windows, installing siding or painting masonry, so build the review time into your plans.

    County-licensed rental units at least 23 years old are rent-stabilized, with a 5.2% maximum increase from July 1, 2026 through June 30, 2027. Units in Gaithersburg, Rockville, Takoma Park, Barnesville and Laytonsville are not covered. If you are selling a rented home, investors will weigh that cap in what they offer.
