    A 15-year study by the county's Stormwater Management Technical Group found about 4,000 structures flood-prone in a 100-year storm, much of it in the older, highly urbanized inner-Beltway communities. The county has been in FEMA's flood insurance program since 1972, and the Department of the Environment's page links the current Flood Insurance Rate Map, a good first stop for checking your address.

  • Renting it out first needs a county license

    Outside certain municipalities that license their own rentals, a single-family rental needs a county license, and the Office of Homeland Security Code Compliance Division inspects the home. There are exemptions, including for active-duty landlords and for owners relocated for work or school who keep the home as their residence and have not leased it more than two years in a row. Check this if you are weighing renting against selling.

  • The county homestead cap is 3% for FY2027

    After the first full tax year of ownership, the Homestead Tax Credit limits yearly growth in an owner-occupied home's taxable assessment to 10% for the State and, for FY2027, 3% for the County. Owners apply through the Maryland Department of Assessments and Taxation. A new owner's bill may not match yours, so keep that in mind when sharing past bills.
