What Richmond sellers
should know

  • Historic district homes need CAR approval outside

Richmond's Commission of Architectural Review, set up by City Council in 1957, reviews every exterior change to buildings in the city's Old and Historic Districts and issues Certificates of Appropriateness. If you plan to replace windows, porches or siding before listing a house in one of these districts, get approval first. Buyers will also want to know which past work had a certificate.

  • The OAPD tax relief program for older owners

The city's Department of Finance runs the Older Adults and Persons with Disabilities program for owners 65 and older or 100 percent permanently and totally disabled. Owners choose either an exemption (household income up to $70,000) or a tax freeze (up to $125,000), and the final filing deadline is December 31. If you are selling a home that was enrolled, Finance at 804-646-7000 can tell you how the change of owner is handled.

Frequently asked questions

How fast can you close in Richmond?

When a cash sale is the right fit, we can close in as little as 7 days, or on the date you choose. Listing with an agent usually takes longer: Richmond homes have recently sold in about 14 days, plus time to close.

Do you buy older homes that need work?

We'll look at any Richmond home, including older houses that need repairs. If your home is in one of the city's Old and Historic Districts, exterior changes are reviewed by the City's Commission of Architectural Review, which is one reason some owners sell as-is instead of fixing up first.

What is the property tax in Richmond?

The City of Richmond's real estate tax is $1.20 per $100 of assessed value, billed in two halves due January 14 and June 14. If you're 65 or older or fully disabled, ask the City about its OAPD tax relief program, which can exempt or freeze the tax for owners who qualify.

Who are you?

We are real estate investors based in Baltimore, helping homeowners since 2016. We buy houses directly for cash. We are not a licensed real estate brokerage and do not list homes ourselves; if listing could get you more, we show you the math so you can choose.
