What Henrico County sellers
should know

  • Check the county flood map and buyout program

Henrico says about 1,500 homes and businesses sit in its floodplains, and its online flood zone map lets you search an address or parcel number. For flood-prone properties, the county is launching a voluntary acquisition program that lets owners sell to the county at fair market value.

  • REAP relief ends if the home is sold

Henrico's Real Estate Advantage Program gives owner-occupants 65 and older, or totally and permanently disabled, up to $3,200 a year in tax relief within set income and net worth limits. The county says relief can continue if an owner moves to assisted living or nursing care, but only while the house is not sold or rented. The Revenue Division can explain the timing.

  • Reinvest rewards updates to older homes

The county's Residential Reinvest program offers a 10-year exemption on the added value from major improvements to homes at least 26 years old, as part of an effort to preserve mature neighborhoods. A buyer planning a big renovation may ask whether your house fits the program's rules.
