What Dumfries sellers
should know

Historic district work needs a certificate
Dumfries has a town historic district overseen by its Architectural Review Board. Improvements or changes there require a Certificate of Appropriateness, judged against adopted guidelines. If you plan repairs or exterior updates before listing a home in the district, the town asks you to call the Planning Department at 703-221-3400 before any work begins.

Town taxes follow county assessments and exemptions
The town bills its own real estate tax but uses Prince William County's assessment of your property. Anyone exempt from the county's real property tax is also exempt from the town's, as long as proof is provided every year. For assessment or relief questions, the town points owners to the county Finance Department at 703-792-6710.
-
Some older homes in town need repairs
The town's 2014 Comprehensive Plan notes isolated single-family homes in the older historic sections that are substandard or in disrepair, and some townhouse sections that are aging. If your home is one of the older ones, getting a pre-listing inspection can show what buyers are likely to raise.

Frequently asked questions
How fast can you close in Dumfries?
When a cash sale is the right fit, we can close in as little as 7 days, or on the date you choose. Listing with an agent usually takes longer: Dumfries homes have recently sold in about 16 days, plus time to close.
What is the property tax in Dumfries?
Dumfries homeowners pay the Town of Dumfries rate of $0.1899 per $100 of assessed value plus Prince William County's 2026 base rate of $0.865 and its $0.07 Fire and Rescue levy, about $1.12 per $100 in all. Town taxes are due June 5 and December 5. If you're exempt from county real estate taxes, the town exempts you too, as long as you send proof each year.
I'm stationed near Quantico and have orders. Can I sell from a distance?
Yes. You don't have to be in Dumfries to sell. Tell us your report date and where things stand with the house, and we'll show you what a cash sale and a listing would each look like on your timeline.
Who are you?
We are real estate investors based in Baltimore, helping homeowners since 2016. We buy houses directly for cash. We are not a licensed real estate brokerage and do not list homes ourselves; if listing could get you more, we show you the math so you can choose.
