What Culpeper County sellers
should know
-
Senior tax relief is prorated when you sell
Culpeper County's relief for elderly and disabled owners credits 5% to 100% of the real estate tax, up to $1,500 a year. When the property is sold or transferred, the credit is prorated by the applicant's full months of ownership, which can change the tax figure at closing. The Department of Real Estate Assessments handles questions.

Streamside land falls under a floodplain overlay
The county's 2023 plan says flood-prone areas lie along all major streams and are governed by the Floodplain Overlay District in the zoning ordinance. Culpeper takes part in the National Flood Insurance Program, so flood insurance is available where buyers need it.
-
Brandy Station's older village homes
The plan names the village of Brandy Station as an area of historic interest with many late 19th and early 20th century buildings, and asks that new construction keep that character. Plans for big exterior changes there are worth raising with the county early.
