What Williamsburg sellers
should know
-
Exterior work in the preservation district needs approval
In Williamsburg's Architectural Preservation District and Corridor Protection District, no exterior feature may be built, altered or restored without Architectural Review Board approval, and historic buildings in the preservation district can't be demolished or moved without it. Interior work is not reviewed. Plan any pre-sale exterior repairs around the Board's meeting schedule.
-
Rentals in four districts get city inspections
The city's Rental Inspection Program requires interior and exterior inspections of rentals in four set districts when a unit is offered for rent and every four years after. These are areas with the most complaints and rental units and some of the oldest housing. If you are selling a rental there, keep the inspection records handy.
-
William & Mary keeps the rental share high
The 2021 Comprehensive Plan says just under half of Williamsburg's homes are rented, largely because of William & Mary students. Investors and student families are part of the buyer pool alongside people who plan to live in the home.

Frequently asked questions
How fast can you close in Williamsburg?
When a cash sale is the right fit, we can close in as little as 7 days, or on the date you choose. Listing with an agent usually takes longer: Williamsburg homes have recently sold in about 32 days, plus time to close.
Do you buy older homes in Williamsburg's historic districts?
We'll look at any Williamsburg home, including older ones that need work. If the house is in the Architectural Preservation District, exterior changes and demolition need Architectural Review Board approval, while interior work isn't reviewed, so it helps to factor that into any repair plans.
What if I have tenants?
Tenants don't rule out a sale. Tell us about the lease and your timeline, and we'll show you what each path looks like with them in place. If the home is in one of the city's four rental inspection districts, it helps to know when it was last inspected, since units there are inspected when offered for rent and every four years after.
Who are you?
We are real estate investors based in Baltimore, helping homeowners since 2016. We buy houses directly for cash. We are not a licensed real estate brokerage and do not list homes ourselves; if listing could get you more, we show you the math so you can choose.
