What Gloucester County sellers
should know

  • Check flood zones along the necks and bay

Gloucester County lists coastal flooding from hurricanes and nor'easters among its flood causes and says its floodplain runs along shorelines such as the Jenkins Neck, Robins Neck and Guinea areas. Building Inspection (804-693-2744) can help you look up a property, and it keeps elevation certificates for some floodplain homes that you can review by appointment. The county's Class 5 rating in FEMA's Community Rating System gives a 25% discount on federally backed flood insurance.

  • Report a sale if the home gets tax relief

The Commissioner of the Revenue offers real estate tax relief to owners who live in the home and are 65 or older or disabled, with financial worth under $100,000 not counting the house and up to ten acres. The county asks that changes in ownership be reported to that office right away, so call 804-693-3451 when a home with relief goes under contract.
