What Baltimore sellers
should know

  • A Vacant Building Notice must be disclosed

Baltimore places a Vacant Building Notice on property that is vacant, abandoned and uninhabitable. Since 2021 sellers must disclose a VBN in the contract of sale, and a buyer can walk away if one exists. Clearing it takes permitted rehab and a final use and occupancy permit. Check CoDeMap or the lien sheet before you list.

  • Historic district exterior work needs CHAP

If your home is in one of the city's local historic districts, any new exterior work needs approval from CHAP first. The city says design review usually takes a few days, permit fees typically run $15 to $50, and paint permits are free, so pre-sale fixes need not stall.

  • Keeping it as a rental means a licence

Every non-owner-occupied property in Baltimore must be registered each year, and rentals must also be licensed. A licence needs a passing inspection by a state licensed inspector registered with the city, which is worth weighing against selling.

How selling works
in Maryland

  1. 1Tell us about your home
  2. 2See both numbers side by side
  3. 3Pick your path and your closing date

Behind on payments? In Maryland, your lender must send a notice of intent to foreclose at least 45 days before filing, and owner-occupants can ask for foreclosure mediation. There is often more time than it feels like.

Frequently asked questions

How fast can you close in Baltimore?

When a cash sale is the right fit, we can close in as little as 7 days, or on the date you choose. Listing with an agent usually takes longer: Baltimore homes have recently sold in about 44 days, plus time to close.

What taxes apply when I sell a house in Baltimore City?

Baltimore City's transfer tax is 1.5% of the sale price, and its recordation tax is $5.00 per $500. While you own the home, the Fiscal 2027 real property tax rate is $2.248 per $100 of assessed value, plus a surcharge in special benefits districts such as Charles Village or Midtown.

Can I sell a Baltimore house that has a Vacant Building Notice?

Yes, but the notice must be disclosed in the contract of sale, and a buyer can walk away if the property has one. Clearing it takes permitted repairs and a use and occupancy permit. You can check for a notice on the city's CoDeMap. We'll look at the house as it is and show you both options.
