What Annapolis sellers
should know

  • Historic District work needs approval first

In the Annapolis Historic District, exterior changes go through the city's Historic Preservation Division and the Historic Preservation Commission. The division asks owners to apply for review before signing a contract or starting work, so leave time for that if you want to repaint, re-roof or replace windows before you list.

  • City Dock flooding is being fixed, not finished

Rising water in the bay once caused 60 to 90 flood days a year at City Dock. Temporary plugs and pumps from 2019 cut that to about six the next year. The City Dock Resilience Project began in November 2025 and is due in summer 2027; until then, extreme high tides can still push water over the low-lying bulkheads and up through storm drains at Memorial Circle. Downtown buyers will likely ask about it.

  • Renting it out instead takes a city licence

If you are weighing renting the home rather than selling, the city requires a rental license before you rent, and housing with code violations cannot be rented out. That can mean repairs either way.

How selling works
in Maryland

  1. 1Tell us about your home
  2. 2See both numbers side by side
  3. 3Pick your path and your closing date

Behind on payments? In Maryland, your lender must send a notice of intent to foreclose at least 45 days before filing, and owner-occupants can ask for foreclosure mediation. There is often more time than it feels like.

Frequently asked questions

How fast can you close in Annapolis?

When a cash sale is the right fit, we can close in as little as 7 days, or on the date you choose. Listing with an agent usually takes longer: Annapolis homes have recently sold in about 40 days, plus time to close.

What property tax rate applies inside the City of Annapolis?

You pay both the City and the County. For FY2027 the City rate is $0.738 per $100 of assessed value and Anne Arundel County charges $0.577 on City property, lower than its $0.968 rate elsewhere. With the State rate of $0.112, the total is $1.427 per $100.

Can I sell an older house in the Annapolis Historic District as it is?

Yes. Exterior work in the Historic District is reviewed by the City's Historic Preservation Division and Commission, and the City asks owners to apply before signing a contract or starting work, which can add time to repairs. We'll look at the house as it is and show you a cash offer next to listing.

Who are you?

We are real estate investors based in Baltimore, helping homeowners since 2016. We buy houses directly for cash. We are not a licensed real estate brokerage and do not list homes ourselves; if listing could get you more, we show you the math so you can choose.
